About the Role

We are looking for an experienced and motivated Team Manager to lead the delivery of responsive repairs across our housing portfolio. This is a key leadership role responsible for ensuring repairs are delivered safely, efficiently, and in line with service standards, legislative requirements, and customer expectations.

Reporting to the Operations Manager, you will oversee a specialist repairs team, manage contractor performance, and play a pivotal role in driving service improvement and transformation. You will use technology, performance data, and customer feedback to enhance service delivery while ensuring value for money and compliance with our landlord responsibilities.

About the Team

The Responsive Repairs Service forms part of Housing Services & Building Safety and works collaboratively with operatives, contractors, coordinators, customer service teams, housing management colleagues, and senior leaders to provide an effective repairs service to residents.

The team manages a mobile workforce and is responsible for ensuring repairs are scheduled, completed, and monitored effectively. Working within a culture of continuous improvement, the team focuses on delivering excellent customer outcomes, maintaining compliance, and achieving operational efficiency.

As Team Manager, you will lead a team of up to 15 staff and work closely with contractors and stakeholders across the organisation to drive performance and deliver high-quality repairs services.

About You

We’re looking for a collaborative and customer-focused leader who has experience managing repairs and maintenance services and can inspire teams to achieve high standards of performance. 

You will be confident in managing operational performance, using data to support decision-making, and building strong relationships with colleagues, contractors, and residents. You will bring energy, resilience and a commitment to delivering excellent customer service while embracing change and continuous improvement.

You will bring:

  • Experience working within a repairs and maintenance environment.
  • Experience of dynamic scheduling systems and system-generated appointment management.
  • Strong leadership and people management skills with experience leading operational teams.
  • Excellent communication and interpersonal skills with the ability to engage effectively with residents, colleagues, contractors, and stakeholders.
  • Strong organisational skills with the ability to plan, prioritise, and manage competing demands.
  • Ability to monitor performance, manage contractors, and drive service improvements. 
  • Strong customer focus and commitment to delivering high levels of satisfaction.
  • Ability to build effective working relationships across teams and organisational boundaries
  • Good IT skills and confidence using operational systems and performance reporting tools.
  • Knowledge of local authority housing services and social housing repairs operations.
  • Experience gathering, analysing, and interpreting information from a range of sources to support decision-making and service improvement.
